Advanced Employment Services is seeking a dependable and hardworking Construction Laborer / Property Maintenance Technician to assist with the maintenance, repair, and improvement of residential rental properties. This is a hands-on position that offers a wide variety of work each day, making it ideal for someone with general construction knowledge who enjoys troubleshooting, repairs, and physical labor.
Projects may range from basic maintenance and repairs to remodeling, renovations, painting, flooring, landscaping, and general property improvements. No two days are exactly the same, making this an excellent opportunity for someone who enjoys variety and takes pride in improving residential properties.
Reliable transportation is required, as travel between multiple properties throughout the workday will be necessary.

Job Duties
As a Construction Laborer / Property Maintenance Technician, your responsibilities may include, but are not limited to:
General Property Maintenance
– Complete routine maintenance and repair work on residential properties.
– Perform preventative maintenance to help keep properties in excellent condition.
– Respond to maintenance requests in a timely and professional manner.
– Identify maintenance concerns and communicate repair needs to management.
Construction & Remodeling
– Assist with remodeling and renovation projects.
– Perform demolition of walls, flooring, cabinets, fixtures, and other building materials.
– Install drywall and complete basic drywall repairs.
– Patch holes, tape, texture, sand, and prepare walls for painting.
– Install trim, baseboards, doors, shelving, and other finish materials.
– Assist with framing and light carpentry projects.
– Install flooring including laminate, vinyl plank, tile, and carpet pad removal.
– Replace damaged siding, fencing, or exterior trim as needed.
Painting & Finishing
– Prepare surfaces by scraping, sanding, caulking, and patching.
– Paint interior and exterior walls, trim, doors, and other surfaces.
– Clean and maintain painting equipment.
– Ensure professional-quality finishes.
Basic Plumbing & Electrical
– Replace faucets, toilets, sinks, and plumbing fixtures.
– Repair minor plumbing leaks and replace supply lines.
– Replace light fixtures, ceiling fans, switches, outlets, and smoke detectors (within experience level and local code requirements).
– Troubleshoot basic maintenance issues.
Exterior Property Maintenance
– Repair fences, gates, decks, and exterior structures.
– Perform seasonal property cleanup.
– Haul debris and construction materials.
– Assist with landscaping, weed removal, trimming, and general grounds maintenance.
– Clean gutters and exterior building areas when necessary.
General Labor
– Load and unload construction materials.
– Lift and move heavy materials throughout the workday.
– Operate hand tools and power tools safely.
– Maintain organized job sites and clean work areas.
– Dispose of construction debris properly.
– Assist with additional maintenance and repair projects as assigned.
Job Requirements
– Previous construction, maintenance, remodeling, handyman, or general labor experience preferred.
– Basic knowledge of carpentry, painting, drywall, flooring, plumbing, and general repairs.
– Mechanical aptitude and problem-solving skills.
– Ability to use common hand and power tools safely.
– Strong attention to detail.
– Ability to work independently with minimal supervision.
– Positive attitude and willingness to learn.
– Dependable attendance and strong work ethic.
– Excellent communication skills.
Physical Requirements
– This position requires the ability to:
– Lift 75 pounds on a regular basis.
– Frequently bend, kneel, squat, crawl, climb ladders, and work overhead.
– Stand and walk for extended periods.
– Perform repetitive lifting, carrying, pushing, and pulling.
– Work indoors and outdoors in varying weather conditions.
– Safely operate ladders and basic construction equipment.
– Perform physically demanding work throughout an entire shift.
Requirements
