Advanced Employment Services is seeking a skilled and dependable Property Maintenance Technician to perform general maintenance, repairs, and property improvements on residential and commercial properties throughout the Billings area. This position is ideal for someone who enjoys working independently, has experience in multiple trades, and takes pride in keeping properties safe, functional, and well-maintained.

This is a part-time position averaging 25 hours per week with flexible scheduling based on property needs. The ideal candidate is a self-starter with strong problem-solving skills who can complete projects with minimal supervision.

Applicants must have their own tools, a valid driver’s license, and reliable transportation. These are required for this position.

Job Duties

As a Property Maintenance Technician, your responsibilities will include, but are not limited to:
General Property Maintenance
– Complete routine maintenance and repair work on residential and commercial properties.
– Diagnose maintenance issues and determine the most effective repair solutions.
– Perform preventative maintenance to help minimize future repairs.
– Respond to maintenance requests in a timely and professional manner.
– Conduct routine inspections and identify potential maintenance concerns.

Carpentry & Repairs
– Repair and replace doors, windows, locks, and hardware.
– Install and repair trim, baseboards, shelving, cabinets, and other finish carpentry.
– Perform minor framing and structural repairs.
– Repair fences, gates, decks, and exterior structures.
– Install weather stripping and complete general property repairs.

Drywall & Painting
– Patch holes and repair damaged drywall.
– Tape, texture, sand, and prepare walls for painting.
– Paint interior and exterior surfaces.
– Repair damaged trim and finish work.
– Perform touch-up painting as needed.

Flooring
– Install and repair laminate, vinyl plank, and other flooring materials.
– Remove damaged flooring.
– Replace transition strips and baseboards.
– Perform minor subfloor repairs when necessary.

Basic Plumbing
– Replace faucets, sinks, toilets, garbage disposals, and plumbing fixtures.
– Repair minor leaks.
– Replace supply lines and shut-off valves.
– Clear minor drain clogs.
– Troubleshoot basic plumbing issues.

Basic Electrical
– Replace outlets, switches, light fixtures, ceiling fans, and smoke detectors.
– Replace light bulbs and ballast when needed.
– Troubleshoot basic electrical issues within experience level.
– Follow all applicable safety standards.

Exterior Maintenance
– Repair siding and exterior trim.
– Perform seasonal property cleanup.
– Clean gutters and downspouts.
– Assist with landscaping and exterior improvements.
– Pressure wash sidewalks, buildings, decks, and fencing when needed.

General Labor
– Load and unload tools and materials.
– Pick up and deliver supplies as needed.
– Keep work areas clean and organized.
– Properly dispose of debris and construction waste.
– Complete additional maintenance projects as assigned.

Job Requirements

Previous property maintenance, handyman, remodeling, construction, or general maintenance experience required.
– Experience in multiple trades is highly preferred.
– Strong troubleshooting and problem-solving abilities.
– Ability to work independently with minimal supervision.
– Excellent time management and organizational skills.
– Strong attention to detail.
– Dependable attendance and professional work ethic.
– Positive attitude and strong communication skills.

Required Tools
– Candidates MUST provide their own tools. This is a requirement of the position.
– Tools should include, but are not limited to:
– Cordless drill and impact driver
– Hammer
– Tape measure
– Utility knife
– Screwdrivers
– Wrenches and socket set
– Pliers
– Pry bars
– Levels
– Saws
– Basic plumbing tools
– Basic electrical hand tools
– Ladders (preferred)
– Additional hand tools necessary to complete routine maintenance and repair work

Physical Requirements
– This position requires the ability to:
– Lift 75 pounds on a regular basis.
– Stand, walk, bend, kneel, squat, climb ladders, and reach overhead throughout the workday.
– Push, pull, carry, and move heavy materials and equipment.
– Work indoors and outdoors in varying weather conditions.
– Perform repetitive physical tasks throughout the shift.

Requirements
– Own tools (REQUIRED).
– Valid driver’s license (REQUIRED).
– Reliable transportation (REQUIRED).
– Ability to travel between multiple properties throughout the workday.
– Ability to pass pre-employment screening.
– Strong employment history with verifiable references preferred.
– Ability to work independently and represent the company professionally while interacting with tenants and property owners.
